Home selling tips
So you have property and for whatever reason you want to sell it. Well, I am here to help. Selling a home can be a hard task, especially when you are attached to the home and want to get the most money possible. I recommend partnering with an expert Realtor to assist you ,but in the meantime let me give you some tips.
- Clean Up & Fix Up– You want the home to be free of dirt and clutter. When a potential buyer walks into the home, you want them to see themselves living there not what needs to be fixed or cleaned. Removing personal belongings such as family pictures, sports memorabilia and trash can help people visualize themselves in their new home. Make all small repairs before putting the home on the market. Be sure to tighten that loose door knob, replace that sticky light switch and fix the hole in the wall, it is one less thing the buyer has to do.
- Inspection- The house will have an inspection, don’t let the results surprise you. Deals fall through because of inspections finding major problems. As the home owner you should find problems first and address them. See what problems you are willing to fix and make adjustments accordingly.
- Staging- Home staging has proven to sell homes faster and for more money. I recommended it! Your real estate agent should be able to offer some suggestions. Sometimes it is difficult for buyers to envision the layout of a home. Staging gives buyers an idea of how they can organize the home.
- Price It- Price it right, one of the most important things to do. While you want the most money from your home, you must be realistic. Your real estate agent can help you out here. Priced to high and even the most perfect home will sit on the market untouched. Price it to low and you leave money on the table. - Market- Now for the easy part, that is if you have a real estate agent. You could sit back and wait for offers to come in. If not, its time to market to the public. You will need more than a for sale sign, but that is a start. A large majority of people start their home search online, so your home should be there somewhere. The more platforms you market your home on, the higher the chance is that your home gets in-front of the buyer that want buy. Platforms such as Zillow, Trulia, Realtor.com and Redfin are a good place to post your home. Your agent can get you home on all major platforms, host open house, and schedule tours. With technology tours can even be virtual.
